This page sets expectations around what the site does today, what it may do later, and where educational planning ends and lender-specific decision making begins.

Core principle

Estimate first, verify before acting.

The site can help users organize assumptions and compare planning scenarios, but it does not replace lender underwriting, official loan disclosures, appraisals, title review, legal review, or tax advice.

Commercial boundary

Comparison and compensation should not blur together.

If the site later earns compensation from outbound lender links, sponsored placements, or affiliate arrangements, those relationships should be labeled clearly and should not quietly control how neutral comparison results are presented.

Educational use only

Northlight Mortgage Guide is provided for general educational and informational purposes only. Content on the site may discuss mortgage payments, taxes, insurance, debt-to-income ratio, affordability strategies, credit behavior, closing costs, remodeling ROI, or real-estate investing, but none of that content should be treated as a promise of loan approval, a binding quote, legal advice, tax advice, accounting advice, investment advice, or an endorsement of any specific lender or financial product.

Users remain responsible for confirming the details that matter to their situation with qualified professionals. Mortgage eligibility and pricing can change based on lender overlays, reserves, gift funds, documentation, appraisal results, property type, transaction type, occupancy, and other factors that are not fully modeled by a browser-based planning tool.

Calculator and offers-page limitations

The calculators and quick tools on this site use simplified assumptions. They may not account for every fee, escrow nuance, reserve requirement, county tax rule, lender overlay, homeowners association assessment, mortgage insurance cancellation rule, transfer tax, or program-specific condition. A monthly payment estimate may differ from an actual lender disclosure. An affordability estimate may differ from the amount a lender is willing to approve.

The current rates and offers page is a marketplace shell, not a published set of live lender offers. It can display a planning snapshot carried over from the calculator, but in this build it does not itself constitute a completed lender application, a guaranteed quote, or a recommendation of the best available lender.

Commercial links, affiliate relationships, and sponsored placements

The site may later include advertising, affiliate links, sponsorship placements, marketplace feeds, or other commercial relationships. If that happens, some outbound links or placements may generate revenue for the site owner. Sponsored relationships, affiliate arrangements, or paid placements should be disclosed in a reasonably clear manner where applicable.

If the site later publishes neutral comparison results and also contains paid placements, those features should be kept distinct. A paid placement should be labeled as sponsored or equivalent language. A neutral comparison table should not quietly represent compensation-driven ordering as if it were an objective ranking.

No guarantee of best rate, best lender, or universal availability

Even when live lender offers are eventually added, availability, pricing, fees, product fit, and approval outcomes can vary by state, credit profile, loan size, loan purpose, occupancy, property type, and lender policy. The site does not guarantee that any offer displayed is the best offer available to a particular user, and users should compare official lender disclosures before acting.

Outbound links may also contain tracking parameters, publisher identifiers, or marketplace routing details needed to attribute clicks, compensation, or lender traffic. Those links should be understood as commercial pathways when labeled accordingly, not as a substitute for independent comparison shopping.

Updates and continued use

These terms may be updated as the site evolves. Continued use of the site after changes are posted constitutes acceptance of the revised terms to the extent allowed by applicable law. If you do not agree with the terms, you should stop using the site.

The north star is simple: the site should describe itself honestly, keep commercial relationships visible, and avoid acting more authoritative than the data or tooling can justify.
